Who We Are.

White Ridge Property Fund is a commercial real estate investment platform founded in 2015, specialising in occupied, high-yield Class A and Class B industrial and logistics properties. We operate a systematic value-creation process and are backed exclusively by private investors and family offices.

With one active fund — White Ridge II — alongside a fully liquidated first vintage and a third vehicle planned for the future, our team manages every stage of the investment lifecycle — sourcing, structuring, financing, asset management, and exit — delivering institutional discipline to a private investor base.

Structure a dedicated Special Purpose Vehicle (SPV), initiate capital drawdown, designate local top-tier property management, and close the acquisition.

Asset Management

Implement active operational management via outsourced institutional networks, driving incremental appreciation under a 2% management fee structure.

Realization of Investment

Execute data-driven exit timing, repay debt facilities, and distribute proceeds to investors up to the hurdle rate, followed by an 80/20 investor/fund carried-interest split.
